We listen ...

The purchasing process begins with a customer intake session with our potential buyer. We ask many pertinent questions including: is this property for dwelling or investment?  What are your needs for number of rooms and square meters or size of family unit? What else is important: neighborhood religious identification, mobility limitations or special needs?  What is the preferred date of occupancy? Are you open to the idea of purchasing a property that requires renovation? (See our special renovations services in the Renovations section below). Together we identify and rank all your desires. Do you want an open kitchen, a lot of light and air circulation, picturesque views, an “en suite” master bedroom?
 
The profile concludes with the buyer’s financial ability to buy. When the buyer needs to maximize his budget, we offer a private free consultation with our mortgage specialist. He will give the buyer specific mortgage options.  Factors that influence this include  aliyah status, financial and employment stability, and assets. 

We offer options ...

Upon completion of this buyer intake, we will then offer certain properties that correspond to their buyer profile for viewing. There are three types of listings:  HaGefen Realty exclusive listings, non-exclusive properties in the open market, and exclusive properties from other real estate agencies. In regard to investment property buyers, we will offer properties that match the desired return on investment based on estimated annual rental income. In most cities in Israel the percentage of return on investment is between 3 and 4.5 %.  There are certain cities that can achieve up to 6% and 7%.

In cases where the actual buyer can not attend these property viewings, we will show them to their delegated representative. We can also arrange to send pictures and videos so that buyers can get a better feel of the properties.

Once a buyer identifies a property of interest, we will compose a purchase offer to give to the owner of the property or their agent.  The offer will include the amount of money offered, the date of occupancy, the amount of down payment, and certain items that will be included in the purchase (e.g closets, lighting fixtures, air conditioners, electrical appliances, etc). In most cases we will stipulate that the purchase will be conditional upon the report of a building engineer and absence of illegal building.

 

We negotiate ...

Our job as the buyer representative will include negotiations with the seller in order to reach a mutual compromise and agreed purchase price. Upon this agreement with both sides, we will invite the building engineer to inspect the property. The engineering report will include general comments on the property condition in addition to specific repairs that will be suggested to be done with the property.

If the property has a generally good structural report and minor repairs to be done, the next stage is to take the offer to the lawyers of the buyer and seller. The seller’s lawyer will draft the contract in direct relation to the agreed purchase offer. Once the lawyers have worked out the final wording of the contract and have procured the necessary governmental papers, they will invite all the parties for signing. The contract signing will include the down payment from the buyer. At that time the buyer will be obligated to pay Hagefen realty their service fee (2% + VAT) and the fee of the lawyer. Lechaim…Mazal tov on your purchase! In cases where the buyer cannot attend the signing, the buyer will appoint someone (friend, relative, lawyer) as power of attorney.

Renovations

We coordinate and supervise.

We offer renovation accompaniment for your new or current property. Even if you live overseas, you can buy a property in Israel that may require an alteration, and leave it up to HaGefen Realty to manage the details of getting the renovation underway and completed. We have a seasoned team of architects, engineers, contractors, interior designers and carpenters. We coordinate with them to formulate a plan of action, so that your purchasing options become broader and your renovation is made easier. We will see your renovation right through until the finish line, so that the day you move in, even if you are coming straight to your home from the airport on Aliyah, your home is ready and waiting for you to enjoy it.

We listen and advise.

We offer you an initial consultation with our own real estate agent, Tova Weinberg, who has years of experience with renovations and smart space solutions.  At this intake session, we discuss exactly what you want to achieve in your renovation and how we can create that, trying to keep to your budget.  We discuss how to maximize the potential of your property with practical ideas based on our experience.

We accompany and shop.

Tova of HaGefen Realty can ‘hold your hand’ through the renovation. She offers a shopping service, to shop with you or on your behalf, for instance, if you are overseas. Some of our clients feel the need for someone experienced to help them make decisions on what to select for their new home: we can provide this. We have a full range of quality stores and suppliers where we can take you to shop for your ceramics, flooring, marble tops, kitchen appliances and accessories, bathroom fittings, furnishings, doors, lighting, security systems, window bars and screens, air conditioning systems and paint solutions. You get better prices this way than you would receive if buying on your own.
